Land Acquisition Specialist
Location: Austin Texas
Salary: $70,000 - $120,000
Position Overview
We are seeking an experienced Land Acquisition Specialist to identify, evaluate, and secure land opportunities for luxury custom home development. This role will be responsible for sourcing off-market and listed land opportunities, conducting due diligence on zoning and development feasibility, and managing relationships with real estate brokers, landowners, and local stakeholders.
The Land Acquisition Specialist will play a critical role in expanding the company’s development pipeline by identifying parcels suitable for high-end residential construction and ensuring those properties can be properly zoned, entitled, and subdivided for profitable development.
This position requires a combination of real estate market knowledge, relationship-building ability, and development feasibility analysis.
Key Responsibilities
Land Sourcing & Deal Origination
Identify land acquisition opportunities suitable for luxury custom home development
Build a pipeline of on-market and off-market land opportunities
Maintain strong relationships with:
Local real estate brokers
Landowners
Developers
Commercial real estate professionals
Attend networking events and industry meetings to source potential deals
Market Research & Feasibility
Conduct market research to identify high-demand luxury home locations
Analyze parcel characteristics including:
zoning classifications
density limitations
utilities access
environmental constraints
development restrictions
Evaluate financial feasibility and development potential of prospective sites
Due Diligence
Coordinate entitlement and zoning research with local municipalities
Work with engineers, surveyors, and land planners to determine development viability
Assess parcel subdivision potential and lot configuration opportunities
Identify permitting timelines and regulatory considerations
Negotiation & Acquisition
Assist in negotiating purchase agreements and letters of intent
Coordinate acquisition process through closing
Manage due diligence timelines and contingencies
Relationship Management
Develop and maintain relationships with local realtors, land brokers, and developers
Become a trusted contact for brokers seeking buyers for premium land
Maintain regular communication with industry contacts to uncover new opportunities
Qualifications
Required
3–7 years of experience in real estate development, land acquisition, or land brokerage
Strong understanding of zoning, land entitlement, and development processes
Experience evaluating development potential for residential land
Strong negotiation and relationship-building skills
Ability to analyze development feasibility and project profitability
Preferred
Experience working with homebuilders or residential developers
Familiarity with luxury home markets
Knowledge of land subdivision and entitlement processes
Real estate license (optional but beneficial)
